A Walk-through service is a dynamic evaluation of home when time is limited. This type assessment will only address selected key attributes in the given allotted time frame. The inspector will accompany the prospective home buyer and identify observations and concerns in real time. There is no written report after a Walk-through evaluation.
A standard NYS home inspection is more thorough and requires at least 3 hours depending on size of home and other factors. Standard NYS inspections are delivered in a written report.
Radon is a radioactive gas that has been found in homes all over the United States. It comes from the natural breakdown of uranium in soil, rock, and water and gets into the air you breathe. Radon typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation.
Radon testing is currently optional in NYS. It is an odorless, colorless natural gas that may affect your health. This relatively inexpensive test can grant you peace of mind if results are acceptable. If results are not acceptable there are Radon mitigation systems that can be installed to lower levels to acceptable range.
You can't see, smell or taste radon gas. Even if you are breathing it in at a high level, there are no symptoms of radon poisoning. Yet exposure to high levels of radon over time puts you at risk of developing lung cancer. If you smoke, this puts you at a higher risk.

According to the American Cancer Society, smoking cigarettes is the leading cause of lung cancer in the United States and radon is the second leading cause. It is estimated that about 20,000 lung cancer deaths per year are caused by radon exposure.
The Seller Home Inspection is performed for the Seller to assess the condition of home systems before the home is listed. This inspection is performed to the same high standards as the Home Buyer Inspection and will uncover any concerns that should be either corrected or disclosed prior to listing the home.
A Pre-listing Inspection provides the opportunity to correct any defects before listing to potentially establish a higher listing price. This report along with corrective action may avoid future issues from the Buyer's home inspection to promote a more efficient transaction process.

Buying a home is a major lifetime purchase and usually an emotional experience. A qualified licensed Home Inspector is detached from this, and will perform a detailed systematic complete inspection.
You have the option to use Home Inspection report results as contingency in your purchase offer. The Home Inspection digital report will disclose any concerns as well as satisfactory observations on systems with supporting pictures. The Home Inspection report may give the buyer critical information to be used financially in price negotiation.
The Home Buyer Inspection results are provided to Buyer only. You may allow your realtor agent Home Inspection report access as your option. The exception is that any safety concerns would be reported by the Inspector to home owner.
